A Home Report is an information pack which provides prospective buyers detailed information about a property including the condition of building, communal charges associated and energy efficiency of the building.
Home Report comprises of 3 documents:
1. Single Survey, similar to a chartered surveyor’s mortgage valuation.
2. Property Questionnaire, completed by the existing property owner, this gives information on property services such as utility providers, telephone/broadband services & factors.
3. Energy Performance Certificate, a document to provide energy efficiency of building and ways to improve it.
In Scotland, Home Report is a legal requirement when marketing a property for sale. For advertising, this pack must be available to any prospective buyers and may be used by solicitors for
conveyance transaction purposes. Home Reports may require a refresh to be completed after 6 months.
